Embracing Timber Frame Construction and Self-Build

At Barefoot Architects, we believe that architecture should empower individuals and communities, and foster a deep connection with the environment. One of the most inspiring trends we've witnessed is the rise of timber frame construction in the self-build movement.  

When individuals take ownership of the building process, they are not just constructing a house - they are crafting a home that is a true reflection of their values and aspirations. The hands-on involvement in every step, from design to completion, cultivates a profound sense of achievement. 

We’ve recently been helping this process by doing a cost/quality/build process comparison of different timber frame constructions. There are a lot of suppliers out there, all claiming to have the ‘golden bullet’ that will make the construction process go smoothly. Below we’ve made a comparison of 3 different systems for a new build 2-bedroom Passivhaus in Swindon. 

1.   Timber stud frame with wood fibre insulation between and over. Uses all natural materials in a highly sustainable system. Supply only, no foundations. 

2.   Twin stud timber frame infilled with cellulose insulation. Supply and erection, includes foundations.

3.   SIPs (Structurally Insulated Panels) – Rigid insulation sandwiched between two OSB sheathing boards. Supply & erection, no foundations.


Making cost comparisons between these is quite challenging as the scope of each quote varies slightly.  To summarise our comparison process, we assigned each system a score out of ten for cost, efficiency of build process, time on site, robustness, material quality, and environmental impact.

The resulting choice of system will depend on which qualities a client wishes to prioritise – option 1 would be a natural choice if material quality and environmental impact are valued over cost, whereas option 3 might be preferred if time to erect on site was a key issue, at the expense of other qualities.

The twin stud timber frame performed generally well against all criteria – we’ll be visiting a factory where this is manufactured next week with our self build client to see how it’s made and discuss the projects requirements!
